Sick and tired of being on the merry-go-round?
There’s a reason you haven’t jumped off the stable of pretty, pretty horses to explore the rest of the theme park called Opportunity.
You know that going your own path means you’ll be taking risks, which makes you uncomfortable. But I’m here to tell you that without risk there will be no opportunities for growth or change.
Let’s take real estate investing, for example.
You can keep talking about participating in deals; you can keep telling everyone who will listen that you WANT TO get into real estate because you know that’s about the only true way to build wealth and have a solid retirement.
Yet you take no action.
You may attend Cashflow games and real estate investing events; you may even take a little education here and there. Yet… nothing. You’re not really looking at properties. You’re not talking to sellers, buyers and investors. You aren’t working with others who do this stuff every day.
And here’s the truth…
If you are afraid of risk but you can find someone with whom to invest your hard-earned money (in their deals), you won’t be assuming that scary risk. You will, however, sign papers that result in steady, monthly or quarterly returns… just because you let the risk-taker (a.k.a., investor) use your money or credit!
It’s absolutely fine by me if you want to keep going around and around and around, collecting a paycheck every two weeks. It’s fine by me if you never want to get out there and talk to sellers and buyers or become like me, investing in multifamily properties to earn good cashflow every month.

And I can end this piece with a simple truth.
If I didn’t take advantage of the opportunities that I learned to see in real estate, I’d still be stuck on the merry-go-round as a paycheck-earning corporate worker myself. In the Cashflow game it’s called the “Rat Race”.
Choose to Get Out of the Rat Race… Quickly
In the Cashflow game, there is a circle in the middle of the board. It takes action steps and decisions to get off that track and onto the higher income-producing investor track.
You may start with small deals until you understand that you’re not in the game alone… and that you’re in it with other players. It’s not Monopoly where your goal is to bankrupt others; you are in the game of Cashflow to learn to work with other people to get deals done so it is a win-win for all.
At the end of every game I host, I ask what people have learned. A player at one of my games recently told me that he learned something critically important.
He said, “If I don’t take opportunities I will just keep going around and never get out of the Rat Race. I’ll keep paying bills and keep not moving forward. To get out of the Rat Race requires a little willingness to take some risk.”

When I’m talking to people, it’s thrilling to see when they “get it…” They get what I’m saying. They understand what I’m doing as a long-distance investor who lives in Barcelona and invest in multifamily properties in North Carolina.
It makes sense to them and they tell me they want to participate… yet they don’t pull the trigger.
That’s when I have to ask myself is it purely fear of risk that’s holding them back or is it lack of education about the process and how to invest?
What holds them back from earning 4X the income they earn currently?
