You’ve reached the fourth article in my 4-part series about my PLTO system!!

If you made it this far, you really want to know how to be the best real estate investor you can be. That is reason for celebration. Stick with it and you’ll do just fine!

So, let’s recap…

In the first article, I shared about the “P” part of my system. That gave you the information you need to determine who you are as an investor, the type of tenant you want to serve and the type of property that matches those two criteria.

In the second article, I shared about the “L” part of my system, which gave you the basis of how to choose the right location for your real estate investing endeavors and why you need to research different locations before you put your money in a property.

In the third article in this series, I briefly covered the “T” in my PLTO system. If you read the piece, you know the “T” stands for “Team.” You also know you should build a team because you can’t do it all on your own if you want to grow your business and scale up your portfolio of multifamily properties.

In this final piece in my 4-part series, I’ll explain the “O” in my system. It won’t take long and there are reasons for that, which I will get to in a minute. If you want to watch the video I created that goes with this article, here’s the link:


“O” stands for OPPORTUNITY!

You know what’s funny?

Just like me when I first got into investing in real estate, you might think that finding opportunities is the most important part.

Not by a long shot.

In fact, that line of thinking hurts your growth.

It took me time to learn that… and it wasn’t until I had worked with a mentor that I understood why the opportunity is the last part. You really have to understand the first three parts in my PLTO system before you even start to look for real opportunities.

In other words, once you understand who you are as an investor, whom you want to serve as tenants, what type of property you really feel in alignment with, where that property would be ideally located and why you are choosing that market, and once you understand that you won’t get to your big goals alone… THEN you can look for specific opportunities. You can start looking for deals.

When you have done the groundwork and you are ready to seek opportunities (that are literally everywhere once you know what you’re looking for), you get to start doing deals.

That’s when your life gets exciting!!

For me, I couldn’t imagine my life without real estate investing.

That’s why I share what I do with you. I want you to get out there and do what I do, or work with me in some capacity. The truth is that there are just so many opportunities in real estate that the outcomes and income that can be generated through your efforts compares with nothing else.

Seriously, investing in real estate has the power to change your life because as you grow your portfolio of properties, especially in the multifamily space where you have lots of units under one roof vs. several different single-family properties dispersed across different neighborhoods.


The income can be AMAZING!!

The more doors under one roof the better.

All you have to do is a little simple math to understand that last statement.
